Title Commitments & Reports
We search for and examine all town and county records relevant to the subject property and issue title reports and supporting documentation in accordance with the state, title company, and lending institution’s requirements.
Whether in support of a purchase, refinance, REO or commercial transaction, our clients count on HLF to ensure that our reports, and our turn times, always exceed expectations.
Attorney Title Opinions
A number of our licensed states require the submission of an Attorney Title Opinion with the commitment. We attach a description of the title status, as well as a list of actions necessary to produce clear title, to each ATO that we write.
Closing & Settlement
Nothing impacts the borrower/buyer experience, nor the lender’s reputation, more than the closing. Our title company customers feel this pressure, and it’s our job to never let them down. That’s why we always allow plenty of time for the closing, explain the process in detail to each borrower, and encourage them to ask questions as we go.
Once the closing is complete, you can count on HLF to deliver a pristine signing package, carefully disburse according to instructions, and, when required, take the transaction all the way through to recording.
